The design allows for an entrance plaza that will filter people into the site enclosure with a car park immediately after the entrance. The parking will be carefully positioned to avoid the power lines that are unlikely to be re-positioned. The football pitch is located at the bottom right hand corner of the site, this will allow for letting out the space under the raked seating for commercial activities to occur along the street. The other space under the westerly raked seats can be used as additional meeting rooms.
Phase two of the project will be developed on two levels as additional space to the left westerly side of the site, with lettable commercial outlets fronting the street. Phase three will be developed on three levels at the northern corner of the site with lettable commercial outlets fronting the streets.
The main building will be built with masonry stone walling with profiled galvanised sheeting for the roof. A generous corridor allows for seating and waiting areas. The raked seating for about 800 spectators will be made of prefabricated reinforced concrete panels similar to those used in the adjacent Pamoja Trust’s housing upgrading project.
At current construction costs plus some direct labour from the community, the main building will cost approximately K.shs. 6,000,000.00. The raked seating, toilet block and landscaping will cost another K.shs. 4,000, 000.00 giving a total budget of K.shs. 10,000, 000.00 (USD 125,000.00)
