Major comments from AFH concern truss and foundation, sent to Darren
foundations: not sure about build-up underneath
2-3 inch slab seems to be typical. Darren: does not seem thick enough. Increased to 5". part of these foundations function as retaining walls.
JE concern: grading in those areas - figuring out appropriate compaction. Defer to Dan to make sure we get this nuanced issues correct in the field.
Other questions:
JE: Have you heard back from Ewan (ARUP) / can he provide insight to foundation issues? DG: Ewan acted as engineer on Gita school. Ewan approved all Gita structual elements and Nakaseeta structural elements are all slightly larger.
Darren to send revised drawings and BOQ to Ewan for final blessing. Not expecting any major changes.
DG: Greenlight tender process prior to receiving Ewan's comments? Yes. JE: approach sounds reasonable. Ewan comments and tender process will take place simultaneously.
DG has not looked at rainwater storage tanks, but will research and get back to us.
Local architect to sign off on construction drawings following Ewan's comments. Tender process can start beforehand, however.
Contractor Interviews:
1. Paul (Technology for Tomorrow) - arranging site visit. available, willing, able.
2. Robert - death in family delayed site visit and he is off the radar ... unable to arrange visits. Robert has accepted Imgige site work for Building Tomorrow, FYI.
3. Johan - willing, able. accepted offer for excavation work. Signed general work agreement today. Will start grading tomorrow. Expects to take 3 or 4 days. Note: this is a seperate engagement ... nothing to do with construction project.
Tender:
>> we will tender to all 3 contractors and they will get back to us with prices. DG: personal preference and advice: Johan. He is a German contractor / engineer. His work is not exclusively about money. He's very enthusiastic about ethos of what BT is trying to achieve. His company is the largest company - may be more expensive.
Paul would also be excellent.
all contractors awaiting tender package
Small Works Contract:
DG: has not had a chance to review
alternative: standard issue Uganda contract (over 60 pages)
Small Works Contract could be viable option. Can incorporate insurance clauses that are closer to local Ugandan standard.
DG to review and make any recommendations to Joyce. DG: let us know how we can help as you know more
Major intent of contract: set boundaries, change order process, assign liability.
responsibilities will be hard to assign/understand using standard Ugandan contract
Structuring of Contract/Bids:
Normally labor-only contract with contractor -- (BT precedent)
But would also be nice for contractor to take on material procurement portion. This could change the nature of the contract.
George: BT would like to see bid for both options.
Team familiarity with QS and BOQ should encourage competitive, quality bids.
JE: could create bid template for what we would like them to fill in. JE to send samples to Darren. DG also to send his current draft to JE / team for review.
DG: recommendation: include BOQ but leave it blank. So it is clear what material is required. advantage: makes their pricing work much easier. Team is on board with this.
Other:
DG will post weekly update.
made test bricks with Dan. community engagement has been fantastic. James in particular. starting to ask questions about using these bricks to build his OWN house!
